Should You Sell Your Home FSBO or Through a Real Estate Agent?
Every home owner preparing to sell their property will need to consider whether it is wiser to sell their home FSBO, (For Sale by Owner), or to use a real estate agent. In this article we'll take a look at the pros and cons of both methods of selling your
home, and how to decide which is right for you.
The most obvious advantage of selling your home FSBO is to eliminate the real estate agent’s commission from the deal, allowing both the seller and buyer to save money. In many areas of the US, real estate agents commissions hover around the 6% mark. For
example, on a $350,000 home, a 6% commission would amount to $21,000. And on a $450,000 home, the commission would be a whopping $27,000.
But while most of us would jump at the opportunity to save that kind of money when selling our home, there are other considerations to be aware of besides the potential savings. Selling your home FSBO will require a considerable amount of work, and as the
buyer, you will also need to stay on top of every detail throughout the entire sales process, and carefully pre-screen potential buyers so as not to waste your time.
Homeowners who have gone through the home purchasing process several times in the past will have a very good idea of what is involved in selling a property. These types of owners are the best candidates for FSBO home sales, and they will be experienced
with the process, closing costs, mortgage insurance and other necessities of selling a property.
However, homeowners with limited experience could be better off using a real estate agent for several reasons. Agents will tend to have a good understanding of the local real estate market, and will likely have useful connections with other agents, lenders
and mortgage specialists. In addition, real estate agents are also usually more experienced in appraising the value of homes, and can help you set the right price for your property from the start, instead of wasting time using the "trial and
error" approach.
At the end of the day, there is no "right" answer to the question of whether you should sell your home FSBO or use a real estate agent. Obviously, if you are experienced at all in buying properties and you enjoy saving money, selling your home
FSBO is an excellent way to go.
But if you lack the experience, or the motivation, to follow through with the sales process, you'll probably be more comfortable working with a qualified real estate agent than going the FSBO route.
